Magis Real Estate aims for high resident satisfaction with the CiPiO parcel locker
We speak to Sebastiaan Jonkers, Asset Manager at Magis Real Estate. Sebastiaan has been managing Magis complexes for 5 years. His main job? Ensure that residents live pleasantly and comfortably every day of the year. And that task is taken seriously at Magis…!
Offering more than just living space
Magis Real Estate develops and manages projects, with a focus on the transformation of outdated office buildings. “It is not only the creation of pleasant homes that is our goal,” says Sebastiaan. “For example, with communal areas, we want to ensure that the living environment is also pleasant and residents will form a community.” That benefits Magis for in this way, residents get to know each other better, and the enjoyment of living also increases. “And that reflects on Magis and ensures that residents like to rent longer,” says Sebastiaan. “Our housing concepts are therefore very popular with expats and students, for example,” Sebastiaan continues. “And although we do not explicitly focus on such residents, our young team is well aware of what this group considers important.”
Magis takes up the challenge to do better than other players in the market. Delivering added value through service orientation and affordability is an important objective for the Eindhoven project developer. “One of our latest projects will therefore even have a 24/7 reception” says Sebastiaan proudly.
Unwanted point of contact for problems with parcel delivery
The tenants of Magis are used to a certain level of service and therefore let them know immediately if things are not going well. The same goes for parcel delivery. Because many residents work or study during the day, home delivery is often the preferred way of shopping for residents of the Magis complexes. “We saw that with the increasing volume of delivered packages, the number of delivery complaints also increased,” says Sebastiaan. “In various complexes, for example, parcels simply disappeared. And despite the fact that we play no role in ordering or delivering, we unwittingly became the point of contact to solve those problems.”
Hassle-free parcel delivery with a parcel machine? First see, then believe!
Several providers of parcel lockers have already approached Magis in the past with the claim that they had a solution for this delivery problem. “We viewed the claims of those providers with the necessary skepticism, but no one could guarantee that he could actually solve our problems.” Reason for Magis not to invest in a parcel machine before. “Many parties operate really different from CiPiO,” says Sebastiaan. “CiPiO was very flexible and with a successful pilot they showed us that their concept delivers results. The situation at the locations has demonstrably improved. The only thing that sometimes goes wrong at the moment is if a delivery person is not paying attention or if someone does not address themselves correctly.” And the latter appears to occur regularly in practice…!
Exceeded expectations
When asked, Sebastiaan says he is very satisfied with the collaboration with CiPiO. Expectations were not very high at the start of the project, but they have been amply exceeded. “The people at CiPiO have taken the time and effort to familiarize both delivery couriers and residents with their parcel locker,” says Sebastiaan. And that has demonstrably paid off. Reason for Magis to expand the collaboration and to further roll out this service at more complexes. When asked, Sebastiaan says he actually has few suggestions for further improvement of the parcel machines. "Actually, I don't hear anything about it anymore and that's the best signal that it works."
